Situated on the banks of the Mur and walking distance from the historical town of Murau and 4 kilometers away from the Murau Kreischberg 18 holes golf course and the lifts to the FIS World championships 2015.Kreischberg ski area.

The project is built in small sheltered enclosures each with 8 – 9 chalets. The concept is simple: you choose your plot and the chalet of your choice will be built. It will have a living space of between 70 – 200 m2 with multiple bedrooms and bathrooms. Additional luxury such as a carport, sauna, covered terrace and garden room can all be integrated in the chalet. This means you can really design the chalet suited to your needs and wishes.

The chalets are of traditional Austrian style and built with high-tec 10 cm massive wooden walls with strong isolation and untreated larch wood cladding. The foundations and pillars are of reinforced concrete. Only high grade materials are used in order to achieve a high quality finish.

Area

The area around the 3 country point: Salzburgerland, Carinthia and Styria is best known for its many lakes and the impressive mountain range. The more than 200 sunny days and the guaranteed snowfall in the area make it is a perfect year round holiday destination.

The Kreischberg ski area (only 4 km away) having hosted the 2003 World Snowboarding Championships. Since then, these world class athletes regularly return to this mountain with its great snow conditions. The ambitions are big with the FIS WM World Championships freestyle both for skiers and snowboarders in January 2015. The snowpark is now as one of the best of Austria. The snow and fun park nowadays is among the best designed an maintained in Austria.

The chalets are on walking distance of the intimate old town center (Altstadt) which offers various shops, restaurants and cozy terraces as well as numerous medieval sights. Just outside the city center are a number of modern and easy to reach supermarkets. Murau is situated in the centre of an area where the summers are very sunny and the temperatures relatively high. A completely natural swimming pool in the centre of Murau with a sunbathing area, slides and a children’s pool is refreshing on warm, sunny days.

The Murau-Kreischberg 18 hole golf course a few kilometres away. A free bus will pick you up from the Feriendorf and take you in just a few minutes to the golf course.

Rental & management

Regarding the renting or not renting out or the property or using it as a second home, the legislation of Murau’s development plan applies. Murau is a so-called “Freistadt”; This entitles the project to be exempt from the national legislation with regards to development and has a “Zweitwohnsitzgenehmigung” (or dual house licence) which allows you to rent out your chalet through a professional body, use it as a second home or keep it as permanent residence.

You are free to spend all your time in your residence, rent it out yourself or hand the responsibility over to our local management.

If you decide to let through the rental platform, you can decide to hand over entire responsibility or choose a combination where you can also rent your chalet out yourself. You, of course, decide when you want to use your own chalet or the period when you don’t want to let it.
